Great Marsh Estate is one seriously beautiful place to host your wedding. If you are newly engaged you have to stop and read more about this venue- you won’t regret it! The Great Marsh Estate is the most stunning estate venue in Bealeton, Virginia. This venue is located in a peaceful and scenic area, while being close to Culpeper and DC for couples who have a lot of incoming family. The venue can host up to 200 guests, making it perfect for a sizable wedding.
Great Marsh Estate is a newer venue, which is quite shocking considering its rustic charm and appeal. The Manor House was actually built in the 1980s as a private residence. The grandeur of the Georgian-style architecture is breath taking, which is what truly makes this a perfect venue. In 2016-2017 the property changed hands and as a result the Stables just across the field where fully renovated. The venue officially opened in 2018!
The owners of the Great Marsh Estate is run by a local couple. They also own Serendipity Catering. Serendipity Catering and Great Marsh work as sister-companies, and Serendipity is Great Marsh’s exclusive caterer–this is so convenient when it comes to booking your vendors!
When couples book the Great Marsh Estate for their wedding venue, they are allowed to access the whole venue. This includes:
Their packages do vary slightly year to year. As of 2024, 150 white chivari chairs for the ceremony are included with your venue fee. Through Serendipity Catering, you can rent additional farm tables, round tables and cross back chairs for your reception. The reasoning for this is so couples can have ultimate flexibility to personalize their reception!
Already thinking of your other vendors? Since the venue works exclusively with Serendipity Catering, their sister-company, you won’t have to worry about finding a good caterer! They are a full-service caterer and provide delicious hors d’oeuvres and dinner along with rentals and staff (that includes servers & bartenders).
Of course, the Stables reception hall can accommodate either DJ or band, and includes wonderful features such as a cool outdoor patio and fire pit area. They’ve got it all!
Guests traveling to your venue will love it as well because their is ample parking on-site, and parking attendants to help the day start off smoothly! Shuttles are allowed, however, keep in mind that the biggest bus that fits on the road to the venue is a 38 passenger mini bus.
This venue has all of the best picture areas onsite. Seriously, so many nature spots! There are stunning vista views in the courtyard, several open fields, and even a water feature/waterfall near a bridge at the front of the property. A tree-lined driveway, leads up to the beautiful Georgian Manor House (my personal favorite backdrop!). Another popular spot is a small rocky hill with a fallen tree on top— which provides a wistful, romantic vibe (especially around sunset).

I love working at Great Marsh Estate—I have been here 3.5 years and I feel like part of the family. I think
one of the coolest features of the venue itself is the juxtaposition of the Manor House and Stables. Two
different styles of buildings/venue that end up meshing so well, and making the venue so unique. I also
love our exclusivity, hosting only one event per day and really focusing on weddings only. I feel like our
venue excels so much because weddings are our focus and our passion. Plus, you really can’t beat the
views.
As a Charlottesville Wedding photographer, I appreciate that this venue only hosts once event a day. They also put in a lot of effort every winter (January and February) to make sure that the venue is in perfect shape for the upcoming spring! This venue is surly growing popularity, so don’t delay in locking in your date with them! The Great Marsh Estate typically books peak Saturdays about 1.5 years in advance, and about a year in advance for Friday and Sunday dates.
